Solicitor and surveyor fees are quoted rather than fixed, so shop around — the spread between quotes on the same job is often several hundred euro. Stamp duty on residential property is 1% up to €1m, 2% from €1m to €1.5m and 6% above that, and it is the same for first-time buyers as for everyone else. Figures here are typical, not binding quotes.

Stamp Duty Rates

  • •All buyers: 1% on the first €1,000,000
  • •All buyers: 2% on the portion from €1,000,000 to €1,500,000
  • •All buyers: 6% on anything above €1,500,000
  • •There is no first-time buyer stamp duty exemption. The first-time buyer relief is Help-To-Buy, worth up to €30,000 on a new build.

💡 Budgeting Tips

  • •Total buying costs typically 3-5% of property price
  • •Get solicitor quotes early - fees vary significantly
  • •Always get a structural survey on older properties
  • •First-time buyers of a new build should check Help-To-Buy — it is worth far more than any stamp duty relief
