What am I actually worth?

Net worth is everything you own minus everything you owe. It is the single most useful number in personal finance and almost nobody knows theirs, because it requires looking at the pension statement and the car’s real value on the same afternoon.

What this means

One number, and it is only interesting as a series. A net worth of €40,000 means nothing on its own; €40,000 having been €15,000 last year means a great deal. Work it out once and put a reminder in the calendar for twelve months’ time.

A negative figure is normal and not a verdict. A household three years into a mortgage with a car on finance is very often below zero on paper while being in perfectly good shape — the mortgage is a thirty-year liability set against an asset that is only partially paid for. What matters is the direction.

The liquid figure is the one worth watching separately. Property and pension are real wealth you cannot spend this month, so a household can be comfortably positive on net worth and still unable to handle a €900 boiler. That is what the emergency fund calculator is for.

What affects the result

  • Whether the property is valued honestly. An asking price is not a sale price — the Property Price Register has the real ones.
  • Whether the pension is entered at its current transfer value rather than a projection.
  • Whether car finance is entered at the settlement figure rather than the sum of remaining payments.
  • Whether a car is valued at trade-in or private sale. The gap is often several thousand euro.
  • Whether both partners' assets and debts are included, if this is a household figure.

  • Assets are entered at current market value, not purchase price or projected value.
  • Property is valued before the cost of selling it — agent fees and legal costs would reduce the net figure by roughly 2%.
  • Pension pots are shown at transfer value. Tax will be due on most of it when drawn down.

Common questions

Should I include my pension in net worth?

Yes, at its current transfer value — it is money that belongs to you. Keep it visible as a separate line, though, because it is not money you can reach before retirement and most of it will be taxed when you draw it down.

How do I value my house?

Use recent actual sale prices for comparable properties in your area from the Property Price Register, not an asking price and not an estate agent's appraisal. Asking prices systematically overstate the market.

My net worth is negative. Is that bad?

Not by itself. Early in a mortgage, or with a car on finance and a student loan, negative is ordinary arithmetic. What matters is whether the figure improves each year and whether the debt is attached to something that holds value.

What is a good net worth in Ireland?

There is no target, because the answer depends entirely on age, income and whether you own a home. The Central Bank publishes household balance sheet statistics if you want a national picture, but comparing yourself to a median tells you very little about your own situation.
