What this means

A granted permission next door is something you will live with; a refused one may come back revised. Applications on the property you are buying tell you what the owner tried to do and whether it was allowed — ask your solicitor about any that were built.

Flood risk is a separate check: the OPW publishes flood maps at floodinfo.ie. CheckIreland does not reproduce them, because the licence and the maps’ own caveats need to be read where they are published.

Important assumptions

Every figure on this page rests on these. Where one does not match your situation, the answer moves — sometimes a great deal.

  • The national register merges participating councils’ planning registers; some go back to the early 2000s. Not every council takes part, and records lag the council’s own system.
  • Locations come from OpenStreetMap and are approximate; a radius search can include or miss applications on the boundary.
  • Up to 50 applications are shown, newest first. In a busy area, widen or narrow the radius to see others.
